Golden Visa

The Greece Golden Visa is one of Europe's most affordable residency-by-investment programs. A €250,000 property investment grants you and your family 5-year renewable residency with visa-free Schengen travel.

What It Is

Understanding Golden Visa

The Greece Golden Visa program allows non-EU nationals and their families to obtain Greek residency by investing in Greek real estate. The minimum investment is €250,000 (increasing to €400,000 in some areas from 2024). The residency permit is valid for 5 years and renewable indefinitely as long as you maintain the investment.

FAQ

Common Questions

Is the minimum investment really only €250,000?

Yes, for most of Greece. However, from 2024, the threshold increased to €400,000 in prime areas (Athens center, Thessaloniki center, Mykonos, Santorini). We advise on the best value locations.

Do I need to live in Greece to keep the Golden Visa?

No. Unlike many other countries, Greece has no minimum stay requirement. You can maintain your Golden Visa without ever living in Greece, though you must visit to renew every 5 years.

Can I get Greek citizenship through the Golden Visa?

Yes, after 7 years of continuous residency. However, citizenship requires passing a Greek language test and demonstrating integration. The Golden Visa alone does not guarantee citizenship.

Can I sell the property after getting the visa?

You can sell it, but you must replace it with another qualifying investment to maintain your Golden Visa status. We help clients plan investment transitions.
